Most of the regional and national golf management companies
solicit golf owners for institutional long-term management agreements providing for the highest possible base and incentive management fee structures. These companies seek to “lock in” the rewarding terms and fees absent provisions associated with failure of management to perform or the willingness to recognize ownership's downside associated with insufficient bottom line financial results. In fact, usually the only way to terminate these management contracts is by payment of excessive termination fees regardless of ownership's reasons for the desired termination. Without sensible management expertise options, golf course owners end up continuing with their current strategies and techniques with the hope for future results, while continuing to wrestle with operating and debt service deficits. Clearly, these typical management agreements are in the best interests of the management company, and not in the best interests of your club.
Paradigm's approach is different. After consultation with our clients, we review the club's operating history and identify the club's needs and goals. We then define alternative solutions and a recommended action plan for implementing and executing them. We provide an appropriate base management fee and/or incentive management fee that are contingent on measurable results and reduced ownership risk. This means that any proposed management compensation must be initially offset by approved cost savings. Incentive compensation is based on revenue and net operating income growth. In summary, there is no net expense increase associated with management of your golf property by Paradigm.
In addition to this compensation structure, we eliminate the risk and awkwardness resulting from any failure of Paradigm to deliver satisfactory results. If, for any reason or no reason, you feel that the management partnership is not working out, the management agreement may be terminated with 30 days written notice and NO termination fee.
